A beautiful period property with generous accommodation and open countryside views, situated in a semi-rural position in the popular village of Fordcombe.
Yew Tree Cottage, which was built in the 1900’s, has been the much beloved home of the current owners for the past 30 years. Having been extended during their occupation, the accommodation now features an entrance hall, open plan kitchen with clearly defined space for dining and relaxing, a separate spacious sitting room, which also has the potential to be reconfigured to create an additional room, perfect for a home study, and a shower room and guest cloakroom. Upstairs there are 4 bedrooms, with the ones to the front enjoying far reaching views over the open countryside. The family bathroom is generous enough to feature a separate bath and shower cubicle. The house is neutrally decorated throughout and some lovely period features, including fireplaces in the two principal reception spaces.
The separate office space already created within the outbuilding ensures that there is space for homeworking in a quiet and peaceful setting, away from the main property. The overall plot and position of this house are also very strong: one of the most frequently requested search locations is to be edge of village, thereby combining rural peace with a connection to the neighbouring community. This location ensures that Yew Tree Cottage has generous and far reaching views to the front, ample off-road parking, and a secluded and private garden to the rear.
One of the outstanding features of this property is the strength of the downstairs’ accommodation. It is clear that the extension that was added to the house in 2014 was completed after the current owners had lived in the property for a good number of years and really considered how they wanted the space to work. The result is a very successful kitchen space, flooded with light from the well placed velux windows, and with separate, clearly defined areas for dining and casual seating. There is convenient access to the utility area with shower room, and the whole space looks and has access onto the rear garden, with its impressive swimming pool. We love that there is a good sized additional reception room, which could easily be divided into two rooms to create the ever popular home office.
The driveway at the front of the property has parking for up to 3 vehicles with on road parking also available. A double garage has an up and over door and could be used as a workshop or additional storage space. There is a small garden at the front of the property with the main garden at the rear. This is very secluded and features a terrace which runs along the rear of the property, a large area of lawn, and the swimming pool, with stone surround and predominately bordered by a boxed hedge. The outbuilding serves as both a pool house and has an area divided to create a home working space.
Yew Tree Cottage is situated just a short walk away from the main centre of Fordcombe, a very popular village thanks to its well-regarded primary school, village pub and village hall. Fordcombe sits on the edge of stunning countryside, providing plentiful, beautiful walks, many of which lead to the neighbouring villages, including Penshurst with its impressive historical attraction of Penshurst Place (popular with families due to the excellent adventure playground!), further pubs and Kingdom, which serves a range of delicious food and hot drinks in the loveliest of settings. The larger spa town of Royal Tunbridge Wells is about 3 miles distant, and features a range of extensive shops, restaurants and cafes, plus a mainline station providing fast and frequent trains to the capital. Many in the area though chose to travel from nearby Hildenborough or Ashurst stations, which are close at hand and provide ample parking.
