At Maddisons Residential we have always understood the importance of progressing a property sale efficiently. It requires a lot of hard work and dedication to maintain communication, control and momentum during a house sale. When done excellently, a sales progression service can help reduce time between offer and completion and as current figures show it can take anywhere between six to 16 weeks to complete on a house sale! Read on for an insight into our tried and tested formula for sales success!

Knowledge is power

Every estate agent knows that if the sales process breaks down, it can lead to a withdrawal of offer or a breakdown in the chain. This can make the process of buying and selling a house highly stressful and emotional, but it can often be avoided!

At Maddisons Residential, aside from ensuring our staff are fully trained and always updated on the various sales which we have going through, we also place great value on the expertise of dedicated sales progression who sit within our expertly honed sales team.

Communication is key

Buying or selling a house is a complex and sometimes convoluted process. Getting offers successfully managed to exchange takes a great deal of attention to detail and dedication. However, we have found that keeping open lines of communication and regular updates to all parties is essential to our 93% success rate!

There should be regular contact with both the buyer’s and seller’s solicitors, easy access to the other estate agents in the chain and the mortgage advisor if applicable. Every team member at Maddisons Residential must have a good understanding of the stage of each sale which is going through our agency at any one time. You can call our office for advice or updates at any stage and our friendly team will be able to assist.

Excellent service from start to finish

The current industry average for an offer to collapse currently stands at 41 percent, Maddisons’ average is under eight percent! This is a statistic we are extremely proud of, but not necessarily surprised about. Our approach is tried and tested, we use our skills and experience to bring together the right deal from the very beginning. We take time to learn about each potential buyer and advise our clients on the best, most dependable fit for their house sale, which minimises problems down the line.

Once an attractive offer is secured for our sellers, we gather the details of every link below and above the sale that we are handling and explain this chain to our buyer and seller. If anything should subsequently start to wobble at any point in the chain, we already have the details of the solicitors and estate agents acting so we can troubleshoot straight away.

The team is focused on first understanding and then managing the expectations of both sellers and buyers from the outset. We proactively update our sellers every week and always keep the buyer in the loop to maintain confidence during each sale. With extra control over the process, we are not afraid to get involved and delve deeper whenever we think we can help. Our aim is to make the whole process flow as smoothly and as quickly as possible and keep everything moving in the background, whilst you are free to spend your days dreaming about your new home!

Jane Lewis, Sales Support Manager

Jane is an integral member of the team, providing support to both Deborah and Milly and is incredibly efficient and calm, which is just what we need as it can get a little hectic at times! Prior to joining us, she had an illustrious career in Retail Buying. She has two sons, a new fiancé (we can’t wait for the wedding!) and in her spare time, Jane plays tennis, skis and enjoys socialising with friends and family. Jane comments:

“I currently deal with offers, preparing the memorandum of sale, verify purchasers’ credentials, speaking to their estate agent to understand their sale and those below them in the chain.

I assist Milly with Sales progression, covering the two days when Milly is off; my involvement is often with deal’s closer to exchange or those that have a more complex element!

I also handle a variety of other administrative tasks when required.”

Milly Steadman, Sales Progression Manager

Milly heads up our Sales Progression team and oversees the steps needed to move a sale from offer to exchange and completion, so, her strong organisational skills are essential. Milly’s expertise and knowledge gives us an enviable fall through rate of offers not reaching exchange at just seven percent, well below the industry average of 41 percent! Prior to joining Maddisons in 2016, Milly worked in London as a PA for a multinational events company. Milly loves painting, particularly murals in children’s rooms and spending time with her husband and two young children. Milly comments:

“My role is to help the smooth sailing of a sale from the Memorandum of Sale being issued to exchange of contracts. Maddisons pride themselves on the level of service we provide in the Tunbridge Wells area, and we liaise on a regular basis with solicitors, surveyors, mortgage brokers, other agents and any other necessary third parties to ensure the process continues to move at a speed that will benefit all parties. I also compile a weekly update for each vendor and purchaser which indicates the stage their transaction has reached and also gives an overview of the other links in the chain, if appropriate. Communication is very important, so we keep everyone informed along the way.

The thing I love about my job is the satisfaction of seeing another file exchanged, and the joy it brings our clients!”
