We are one month into the world of the Renters’ Rights Act and the deadline of 31st May has now passed for the Information Sheet to have been issued. What is the next thing required? Q1. I issued my Information Sheet ahead of the 31 May deadline — what's next?

That was the first big milestone, so if it's done, well done. The focus now shifts to two changes on the horizon: registering on the new PRS Database and meeting tighter EPC standards. Neither is live yet, but both reward landlords who plan early.

 

Q2. What is the PRS Database, and what will I need to do?

It's a new national register under the Renters' Rights Act where every landlord must register themselves and each property before they can lawfully let it. You'll generally need active entries to rely on certain possession grounds. Roll-out begins in phases from late 2026, with wider mandatory registration expected in 2027. Start gathering your property and certificate records now so registration is quick when it opens.

 

Q3. I've heard EPC rules are getting stricter — what's changing?

Yes. The minimum is rising from band E to band C by 1 October 2030, for both new and existing tenancies. There's a £10,000 cost cap on required improvements (work from October 2025 already counts) and fines of up to £30,000 for non-compliance. With around half of homes currently below band C, it's well worth reviewing your portfolio now.
