Maddisons Residential are licensed members of the Association of Residential Letting Agents (ARLA), meaning that both owners and residents can be sure of our adherence to a strict code of practice and regulation. Equally we are proud to be part of the Propertymark Client Money Protection Scheme. As a result, we believe in transparent, fair charges for all tenants, ensuring we remain in line with the Tenant Fees Act. As a resident , the only payments you may be required to make during your tenancy are outlined below.

1. Replacement Keys or Locks

If keys are lost during your tenancy, you will be responsible for the reasonable cost of replacing them. Where a specialist security key or lock system is in place, the replacement may need to be carried out by a qualified locksmith, which can result in a higher charge than a standard key cut on the high street.

2. Replacement of Security Devices or Access Equipment

Should you misplace any security-related item belonging to the property — such as an alarm fob, access card, remote control, or digital thermostat — you will be required to cover the cost of a replacement. If the item needs to be reprogrammed for security reasons, any associated costs will also be payable by you.

3. Requests to Amend the Tenancy Agreement

If you ask for a change to your tenancy — for example, adding or replacing a sharer — a fee of ?50 will apply, or the reasonable cost of the work involved if this is higher. All requested changes are subject to the landlord’s agreement.
