The Renters’ Rights Act comes into force on 1 May, bringing major changes to the private rental sector.
With a key compliance deadline of 31 May fast approaching, landlords now have a limited window to ensure they are fully compliant.
To help landlords understand exactly what they need to do, Maddisons Residential is hosting a free landlord information evening in Tunbridge Wells on Thursday, 7 May.
The session will feature TV property expert Paul Shamplina (Channel 5’s Nightmare Tenants, Slum Landlords), alongside James Richards, Partner of Maddisons Residential, legal experts from Berry & Lambert Solicitors and accountancy specialists from TN Accountancy, offering practical guidance on what the new legislation means for landlords.
What landlords need to do before 31 May
One of the most immediate requirements under the new legislation is the introduction of a Government Information Sheet.
Landlords must provide this to all existing tenants by 31 May, outlining key information such as tenant rights, landlord responsibilities and the terms of the tenancy.
Failing to do this correctly could lead to financial penalties of up to £7000, disputes with tenants and delays in regaining possession.
For new tenancies from 1 May, landlords must also provide clear written details covering key terms before the tenancy begins.
Compliance in practice: what this actually means
While the headlines focus on major reforms like the end of Section 21, the real challenge for many landlords will be applying the rules correctly day to day.
This includes:
- Serving the correct documentation at the right time, including the new Government Information Sheet and updated tenancy information
- Managing ongoing tenancies under the new rules, particularly around notice periods and tenant rights
- Handling mid-tenancy changes correctly, such as tenant swaps, rent adjustments or changes in circumstances
- Ensuring all processes are clearly documented and compliant, with the right records in place if issues arise
For landlords who have previously relied on informal or verbal arrangements, these changes represent a significant shift. Agreements that may have worked in the past will now need to be formally documented, with clear written terms and processes in place to remain compliant.
