Many of us dream of building our own homes, yet it doesn’t come without its risks and challenges. As I come to the end of my new build project (finally!) here in Tunbridge Wells, I thought it would be beneficial to share what I have learnt to help anyone who is thinking of taking on a new build project. Although a rewarding process, it is not for the faint-hearted. I share my top tips below.

Do not underestimate how much time it will take

Building your own home is a long process, everyone knows that, but what people underestimate is how much of your time is gone on a daily basis because of your build. You will need to go to site every day and you will probably be there for an hour or two with about an hour of actions that come out of that. So, juggling all of this with a full-time job can be challenging, it is not for the weak!

Hire a project manager

Building from scratch is very, very different to renovating. It's a completely different skill set and you have to think very differently about it. So, my tip would be to get a project manager in to help with that. Many of us might be able to accurately identify when you might require the skill of a professional plumber, electrician, or joiner. But unless you have experience working in the construction industry, project managing yourself will likely see costs spiralling out of control and timescales being moved back time and time again.

Allow at least a 10% contingency

This amount creates enough breathing room for unexpected costs. There are lots of elements that you don’t think about unless you have done it lots of times before. For example, who knew skips cost so much!

 

 

Be kind to those on the project

Get your trades to want to work for you by treating them respectfully, little touches like leaving out cakes and sweet treats for them can go a long way. But equally, if you're getting a poor service, don't tolerate it for too long, as stressful relations can really impact on the project.

Hire a foreman

A foreman is someone who is in charge of the construction crew and is a key part of keeping your project on track. Having one will make your life much easier as they will be great at managing your materials, cutting down on the waste and liaising with all the different people needed to keep the project moving forward.

Understand you can't have everything you want

You will have to make compromises, so it’s important to remember that you might not get exactly what you dreamed of, but don‘t worry it will be close! Work out what you do really want and which parts your happy to compromise on. Then try your best to stick to that.

Think ahead as much as possible

It may seem like a long time before you have to install a bathroom, but when plumbers conduct their first fix, they will need to know all the specifics, such as where your shower traps will be located. So, be sure to think everything over thoroughly in advance and to be prepared to respond to inquiries when they arise.

However, remember that most retailers and suppliers only offer a 30 day return so don’t order materials too far in advance, it’s a careful juggling act I’m afraid!
