People often wonder what a day in the life of an estate agent looks like. The first thing that usually springs to mind is that we spend all day and every day showing prospective buyers and tenants around beautiful properties. If only it were that simple! In fact, there is a lot more that goes on behind the scenes than you may realise. We thought we would share with you what a typical day here in our Tunbridge Wells office may look like and hear from some of the team about their favourite and least favourite daily tasks.

Sales or Lettings – our priority is to make sure we meet our clients’ needs

 

Selling, buying, letting or renting a property can be both exciting and daunting.  As estate agents, it is our job to guide and advise people through the process, keeping expectations as realistic as possible.

Everyday differs from the next, and no matter how the day presents itself with associated challenges - a managing our exceptionally busy diary, handling the incoming enquiries, negotiating offers on behalf of our clients, it’s our  top priority to ensure that the needs of our clients are met and that every interaction is in line with our award-winning customer service.

We pride ourselves on our excellent sales progression

Within our sales team, led by Karen Galpin, we have  developed a great offering.  Our front of house team expertly receives calls, respond to hundreds of emails, arrange market appraisal meetings and book viewings for the team using our in-house software.

Once an offer has been negotiated successfully at Director level, our sales progression team expertly manage the conveyancing process, liaising regularly with external third parties such as solicitors and other estate agents up and down the chain.

Lettings support for Landlords and Tenants

Our Lettings team, look after our Landlords and Tenants, assisting with advice on legislation, managing viewings and contracts, plus given the current cost-of-living crisis, suggesting energy saving tips to Tenants in our rental properties.

“I would have to say that one of the best parts of my role would be continually refining our processes and procedures to make us more streamlined and efficient which in turn improves the service our clients receive.

The trickiest part would probably be deciding which of our properties to give a Featured or Premium listing to across the portals to help the property stand out and gain maximum exposure.  Equally challenging is deciding on which to run a social media campaign - all our wonderful properties warrant space and additional promotion but it has to be decided on a rotational basis to ensure it is fair for all of our clients!”
